Sale of the revitalised building on Saonestraße Frankfurt

Garbe Wohnbau Beteiligungs GmbH has sold part of the hybrid property "Lyoner Quartier" at Saonestraße 3 in Frankfurt-Niederrad. The property, built in 1990, was revitalised between April 2017 and August 2020 and has ten floors on a total area of around 10,250 m². The space was adapted to a contemporary use and now offers space for services and administration. The anchor tenant is Deutsche Bahn AG, which occupies over 40% of the space with 4,345 m². A purchase price of around 29 million euros was agreed in the share deal.

"With the revitalisation, we are acting in line with our sustainability strategy and tying in with the concept of the mixed-use quarter: The building is suitable for both classic and modern work structures. We create a flexible use and serve the requirements of different tenants," reports Fabian von Köppen, Managing Director of Garbe Immobilien-Projekte, and adds: "The former office location thus becomes even more of a place with quality of stay, meanwhile the so-called grey energy could be saved."

In addition to Deutsche Bahn AG, Castle Law Rechtsanwaltsgesellschaft mbH and TÜV Rheinland Akademie GmbH are among the tenants with a usable area of 1,125 m². The building is in a good location, between the airport and the city centre of the Main metropolis.
