Versmannstraße - Creative Blocks

With the Versmannstraße Creative Quarter, we are setting new standards in urban development.

The Versmannstraße project is part of our vision of sustainable urban design for present and future generations. The Creative Blocks are being built on four plots of land. The neighbourhood concept combines modern forms of living and working with space for creativity. In this way, Garbe Immobilien-Projekte is creating new open spaces for everyday urban life.    

On the one hand, 60 co-living residential units are being created on an area of 5,626 m². These will be supplemented by various communal areas, such as a yoga studio, workshops or co-working spaces. On the neighbouring property, 15 subsidised rental flats are planned. The Halbinsulaner building association is also developing affordable condominiums and office space adjacent to the site. On the other hand, the Marketplace of Manufactures will offer both shop and workshop space for creative professionals. Public-oriented exhibition spaces, seminar rooms and catering areas complete the innovative utilisation concept. For the upper floors of the building, 45 subsidised flats and 48 privately financed rental flats with a view of Baakenhafen harbour are planned. All components will be accessed via an underground car park with 95 parking spaces.

Urban design of tomorrow: A combination of high-quality living space with the idea of sharing, space for creative development, good connectivity and a sustainable approach in the choice of materials - the fibre concrete panels of the façade are fully recyclable. Completion is planned for early 2022. The project volume is around 95 million euros.
